AB38 Real Estate Defensible Space Inspection – Assembly Bill 38 (AB-38) went into effect July 1st, 2021. AB-38 requires home sellers to provide documentation to home buyers at time of sale that such residential structure(s) meet the requirements of the Public Resource Code (PRC) 4291 and any other local Ordinance pertaining to wildfire defensible space. An AB38 is required if your home is in a ‘High’ or ‘Very High’ Fire Hazard Severity Zone located in the SRA (State Responsibility Area) or LRA (Local Responsibility Area). Defensible Space Inspection – This inspection can be requested and paid for but upon completion and compliance the property owner will be provided with an inspection from that shows the property has passed and is compliant. *Follow up will be required if any violations are found and property owners will be worked with in to have the property to reach compliance. Assessment – Is for property owners wanting to learn more about what they can do on their property for defensible space and home hardening. There is not a fee for this inspection. [Click here to request]
Vegetative Complaints – If you believe there is an apparent fire hazard resulting from vegetation, please use the link provided to file an official complaint. El Dorado County has a complaint system in place and can be accessed by filling out their Defensible Space Complaint Form. This process helps document and track complaints being followed for the appropriate follow up process.
